Project Summaries: Completed construction of luxury residences, several of which were custom-designed, in Greenwich and New Canaan, Connecticut; also in Armonk and Pound Ridge, New York. Some included taking over management after construction had started.

Challenges:

• Working with existing design and general contractor teams within their budget stipulation.
• Taking charge after builder lost control of budget and building schedule.
• Determining how a nationally renowned architect and structural engineer adhered to the standard of care along with an evaluation of the general contractor's performance.

Involvements:

• Managed owner/builder disputes.
• Managed and controlled contract balances.
• Managed cash flow and lien waivers.
• Negotiated final payments.
• Obtained final certificate of occupancy.
• Minimized legal fees and/or provided documentation for compensatory awards to owners.
